Everything began with a simple desire – to have a modular, backyard home office that worked. From that desire, we created the Mono which started everything.

From those humble beginnings, we’ve designed, built and placed DROP Structures across North America for clients with a variety of dreams and ambitions. We’ve delivered art studios for children, prebuilt glamping cabins for mountain bike resorts, and even created a modern shed for wrenching on motorbikes.

Though the people we work with come from diverse backgrounds and have different needs, each one we’ve met, talked with and delivered to have come to us for two reasons.

From the very beginning, these were our focus. We knew there were a lot of options out there for people, but what we found was the design was often lacking – either it wasn’t beautiful or it wasn’t functional. But we were set on delivering it all – prefab luxury units designed to create a space to foster dreams, whether that’s a pop-up shop or a custom, prebuilt, portable farmers’ market unit.

Our modular designs are all prefabricated right here in our shop and shipped to our clients to make the purchase as easy as ordering a new appliance on Amazon. To do that wasn’t easy, but the challenge to create something that could withstand the rigours of delivery while still looking good for years to come was one we were hungry to meet.

This passion for creating beautifully-designed spaces has opened doors. Not only have we been able to work with interesting people, but we’ve been able to make connections with brands and businesses that we have long been fans of.

Dwell was one of the first media outlets curious enough about what we were doing to write an article about us. When we saw our Mono was featured in the pages of a website that we frequented, it was surreal. Since then, we’ve been honored to be featured in multiple ‘just as dope’ publications, like:

We’ve also partnered with companies like GMC to create a prefab cabin for a TV ad, and Kinestral to create a showcase for their Halio, self-tinting glass.

Alpha

Inspiration comes along many avenues, from nature to art. For our Alpha, our inspiration came via more humble origins – the Ikea desk. Ubiquitous, perfect for work, and still aesthetically pleasing, the Ikea desk was everything we wanted the Alpha to be. The Alpha’s interior was built to wrap around the simple Ikea desk like it is an extension of the piece, making it the perfect place to get work done.

Just like the desk, the Alpha was designed to fit anywhere easily. Its compact size and lightweight mean it fits into just about any backyard on simple, levelled paver stones. Once delivered, all you need to do is add the desk and chair before plugging it in and getting back to work.

Mono Mini

A Mono Mini in California.

The Mono Mini is one of our most popular units. It’s easy to deliver and install while offering more flexibility than the Micro. The extra space gives you room to dream beyond the capabilities of the Micro, opening your horizons to entirely new possibilities. From a backyard yoga studio to a tiny library getaway, the Mono Mini gives you nearly everything the Mono offers, just on a smaller scale.

Mono

The Mono is our foundation – the culmination of years of engineering and design resulting in a building rigorously refined and deceptively simple. 

Designed to optimize space throughout, with a long, linear floor plan, a vaulted ceiling, and massive glazed openings, every detail has been meticulously planned, every material thoughtfully sourced, with the goal of finding the pinnacle where aesthetics and function meet. With the ability to seamlessly incorporate built-in desks, various wall and floor textures, and a variety of other features with ease, the Mono is our most versatile prefab building.

Duo

Designed specifically with accommodations in mind, the Duo is perfect for vacation properties, glamping and resort development.

Built on the basis of our internationally-known Mono, the Duo was created by upsizing that same simple and elegant design language. The extra width and length allow for easier accommodation by creating space that opens room for movement around full-size beds, coffee tables and chairs and other furniture that will naturally become a part of the space.

Custom Prefab

Our collaboration with Halio.

The Custom Crafted series is our client’s opportunity to think outside the box. Together with our clients, we approach their space challenges from an open, creative viewpoint to Design + Build inspiring solutions that fit seamlessly into their lifestyle.

Our custom process begins with a consultation, usually via email or phone, to explore the purpose, feel and goal for your Design + Build. We then create a 3D sketch-up specifically tailored to your ideas and location and work with you to perfect it before putting it into production alongside our other units.

Custom Crafted structures can be:

  • Large turnkey buildings or multiple modular units joined together

  • Prefab tiny houses with plumbing, bathrooms, and micro kitchens

  • Designer cabins for remote locations, popup events, or specialized purposes

Every DROP Structure is designed with a minimalist aesthetic, and that’s not just because we think it looks boss. By stripping away just about everything from each prefab structure, we’re able to open it up to accommodate your dreams instead of our ideas.

Your turnkey DROP Structure, anywhere

We’ve placed DROP Structures in fields, by streams, and in backyards, but our dream is to pick one up with a helicopter and place it on a mountain peak.

All we would need is a Mono Mini, a generator and, of course, a helicopter. 

Though that may remain a dream for many years to come, it’s one built at the very core of every prefab building that comes out of our doors. Everything that leaves our shop is not only designed to be truly turn-key, but engineered to withstand the rigours of travel and time without showing scars. 

That means that we can put a DROP Structure almost anywhere. In the past, we’ve dropped them right off trucks into backyards or craned them over houses. But, we believe we can go further. All we need is a decent base for it to end up on and we can get it there.

That’s a feature few other prefab manufacturers can boast.

The process

Every DROP Structure starts with you. Once you understand what you want in your structure, and where you want it, that’s when the magic happens.

Whether you choose to make contact through phone, email or even text, we’ll walk you through your options. Because we’ve worked with so many different clients, with so many different stipulations, and stayed in touch to understand what works and what doesn’t, we are able to help you refine your vision, adding or removing options, and even customizing your unit to make sure you enjoy your modular unit for years to come.

Once the building is specced out, we take a 50% deposit and begin working on your designer DROP Structure.

For most buildings, we have a three-week lead-time for production, after which it’s delivered from our shop to any state-maintained road in North America. In the past, we have delivered units across the United States and Canada, including:

  • Massachusetts

  • Southern California

  • British Columbia

  • Utah

Your only responsibility after purchase is to make sure the ground/foundation for your unit is prepared, and hire a team to place the unit. Because we have years of experience, we walk every client through the process of finding and hiring a team to place their unit based on where it is going and what obstacles are in the way.

Typically, installation takes about four hours from the time the truck pulls up on-site until you can plug in your new DROP Structure and start to move in.

Built-in Lethbridge, Alberta, Canada, where our temperature swings from 30 above to -30 Celsius, we know winter and summer all too well and build our prefab units to suit.

Built to IBC code, DROP Structure prefab units are more than just simple sheds. Despite its airy design, each modular unit that comes out of our shop not only withstands extreme temperatures and weather, it is made to tolerate the rigours of delivery. To make sure every DROP Structure is four-season-ready, they always come with the option to add a heater and air conditioning. 

Our focus on quality is possible because we keep all construction in house. That also gives us the ability to customize your DROP Structure no matter which one you pick.

The Value

Every prefab structure that leaves our shop is designed and built to withstand both the rigours of weather and travel. We guarantee your DROP Structure will look just the way you imagined it after we leave. Any damage that may have been caused in the shipping process is quickly fixed on-site so what you get looks like the pictures you see on our site.

Custom Crafted

The prices above only include the modular units themselves. Once we’ve gone through all your options to create the perfect DROP Structure for you, the price we quote includes:

  • The unit

  • All applicable taxes 

  • Transportation

The only extra cost is the placement of the unit. We will walk you through the process of hiring a contractor to do this to ensure you have the people and equipment on-site to properly place your new prefab structure.

Who is DROP Structures

While our final assembly is done in house by our talented team of construction workers, we also leverage the experience of various partners to ensure each DROP Structure is built to impress. 

We work with Formasteel for our distinctive and durable siding. To ensure our modular buildings can withstand the rigours of travel, we work with Structural Truss Systems for our engineered trusses and Iron Core Welding for the steel base of each unit. To ensure four-season functionality, we rely on Double R Value Spray Foam. Our picturesque windows come from LUX windows while inside we rely on Mi-3 for the CNC work on our interiors and Home Hardware Coaldale for our FFNE.
